House Rules

99 On Zwartkloof is a private luxury bush home situated within a protected reserve. To safeguard the property, wildlife, and surrounding environment, strict adherence to the following rules is required:

1. No Parties or Excessive Noise

No loud parties and excessive noise, this is strictly prohibited.
Noise must be kept to an absolute minimum at all times, particularly between 18:00 and 07:00.
Use of outdoor speakers, sound systems, or amplified music is prohibited.
No musical instruments played outdoors.

Guests are fully responsible for the care of the villa, its contents, and all equipment.
Any damage, breakages, or loss must be reported immediately and will be charged accordingly.
Furniture, outdoor seating, and décor may not be moved without prior permission.
No confetti, balloons, streamers, or decorative materials.

7. Swimming Pool

Use of the swimming pool is entirely at the Guest’s own risk.
No lifeguard is on duty at any time.
Children must be supervised by a responsible adult at all times when in or near the pool area.
No glass, bottles, or breakable items are permitted in or around the pool.
No running, diving, or rough play is permitted in the pool area.
No climbing or jumping from walls, railings, or structures into the pool.
Pool gates and safety barriers must be kept closed at all times where provided.
Guests must not use the pool while under the influence of alcohol or any substances that may impair judgment.
Food, waste, and personal items must not be left in the pool area.
The Owner shall not be held liable for any injury, accident, or loss arising from the use of the swimming pool.
Any damage to the pool, pump, filters, or pool equipment caused by misuse will be charged to the Guest.

8. Septic Tank System

The Property operates on a septic tank system.
Only human waste and toilet paper may be flushed down the toilets.
No wet wipes, nappies, sanitary products, paper towels, food, grease, oils, chemicals, or foreign objects may be flushed or disposed of into drains.
Guests must use water responsibly to avoid overloading the septic system.

9. Borehole Water Supply

The Property is supplied by borehole water which is safe for drinking and household use.
Water must be used responsibly at all times.
Guests may not use water for washing vehicles, filling pools, or excessive outdoor use.

12. Noise and Breakage Deposit

A refundable R5 000 noise and breakage deposit is required 14 days before the arrival of guests.
The deposit will be refunded within 7 working days provided:
- No reserve or noise rules were violated
- No damage has occurred to the Property or its contents
- No items are missing
Any damages, penalties, or excessive cleaning costs will be deducted from the deposit.
Should damages exceed R5,000, the Guest agrees to remain fully liable for the outstanding amount.

Failure to comply with the house & reserve rules may result in immediate termination of the stay without refund and additional charges where applicable.
